This is a very interesting discussion and one which i am struggling with but in reverse.

I was fortunate to purchase a nice new house in mid 96. Since then real estate prices have gone ballistic in the bay area. We are up about 150% right now.

My rational, logical portion of my brain is telling me to sell and rent and invest the gains in conservative investments. There is clearly a probability that bay area prices will plummet and all these paper gains will vanish.

Unfortunately convincing my better half and kids that this is a smart move is another idea.

In general purchasing real estate vs stock investing seems like an easy choice for investing.

But the "emotional factor" has to be considered and "enjoyment" of the house, pool, barbeques etc etc.

Tis a much more difficult choice than the numbers would opine.
