Duh? Why do you think every time they report the stats it's always "Ex this, ex that". How else are they gonna show inflation is under control?

Ex food, ex energy, ex housing, what the hell is even left?

You have to try to factor in the enormous changes in taxation of personal residence real estate sales. Real estate suddenly became a much better investment when it was exempted from capital gains taxes - some part of the increase in prices is due to that, the question is, how much?
