I use HM as a hedge against a BK... realizing, of course, ya gotta get out at the right time during a crash before people figger that there will be nobody left to buy the stuff anyway!

*OT* Regarding foreclosures. Do you have any experience here in these? I was looking at some here in Boise recently and am thinking of picking some up as rentals. Problem is they auction them off and make no guarantees as to clear title. Now assuming that the people couldn't make thier payments, it seems only logical to assume that there is a good chance they may have put on a home improvement loan, cash advance or some other type thing that could leave a lean on the house. Since these auctions don't give a lot of time for investigation, how do you protect yourself? Will purchasing plain old fashioned title insurance work?

Some of these foreclosures are for 80K houses and the banks only want to recoup 36K so the prices could be great and I would love to capitalize on this if possible.
