not more building but kindof a propping and neither up nor down for a period like the dow for the last yr instead of falling immediately which would prob happen if rates went up.

Can someone tell me if mortgage rates anticipate the future 6 to 12 months out like stocks or will they continue to move down lock step with/if AG continues to lower rates. Seems to me that mortgage rates might be close to a bottom, even in the best case Fed scenario.
