During the S&L fiasco, I had a lot of clients who couldn't sell their houses without owing money, yet couldn't make the mortgage, maybe due to divorce, maybe due to transfer or losing their jobs. Back then, I learned through experience that the lenders really did not want to push because they already had a lot of inventory they couldn't move. That did not work itself out completely until 1998, when the housing market got hot again.
