There are so many sad tales from unknowing builders...!

Nothing wrong with being your own GP and setting up accounts with the local suppliers, and that'll save you some coin. So that leaves only the insurance as important.

Yes, my wife would say your making a mistake by not having an architect look at the plans. They understand interior space flows, how things go together and if the alignment of windows, roof lines, etc all go together and look right. But that doesn't mean you and your builders won't put up a nice one. Did you use one of those builders-design software packages?

The lumber contract is way down on the weekly charts, might use it to fight the spring price increases at your lumber yard. <smile> futures.tradingcharts.com

Hmmmm, maybe I should buy a contract here..., with you about to start...., probably going to be a big place....!
