So you're looking at 2:30... I am looking just after 2pm using 55min charts, hence 2:05...

I'm trying to get my wife to go with the laundry on second floor but she doesn't want to... So I am atleast trying to get a chaute to it... Currently ours is in the basement and I tried to get a chaute to that one and she didn't want to becuase of the rug rats... Funny thing is I have a perfect spot for it on the second floor...

EDIT: do or die time here at the HOD

All Stairs and hallways 4', the one from the basement where most of our entering will be done will have a 6' landing/coat rack area.

happen to have a worker over at one of the job sites with a cell phone so I called to check on what we're doing over there ....

he is doing a wee bit of "testing" with a pry bar on the underside of a staircase there that I'm thinking of removing from an inside area ....closing it up/over with a resulting divider wall in its place
and
building a set of stairs outside for access to the upper story
as I've gotten the house zoned commercial and I'm thinking of making an upstairs apt from the area ....

anyway ...
what we've come up with is the same as I used on my remod job on the stairs in my house ....

with advancing age comes a lack of mobiltiy .... don't I KNOW ....
when I designed this house 20+years ago, I used 7.5in rise with 11in tread ...
as the children are moved from home, etc ...
I decided to tear out the stairs a couple of years ago and relocate them from the dining room into the living room .

Several reasons for the tearout/relo

family size had increased with kids marriage and grandkids so a larger dining room had appeal ...

living room was already fairly large and could spare the space .... ie .. was 25.5x19 ..

the "new" stairs
AND I'm pleased with the steepness/slope
BUT
wished I'd made them slightly wider ...

these are "exact" measurements, Chip, as I just used a tape ..... ggggg

tread = 12 inches
rise = 6.25 inches
width = 40 inches
also,
top landing area
and
bottom landing area

this is the same rise that I plan on using on the remod job
IF
I decide to move the access to outside ...

just thought I'd chunk that in to the discussion ....

ps ..
forgot to state the dimensions from the job site stairs ...

width = 36 inches
tread = 10 inches
rise = 7.5 inches

seems too narrow, too shallow and a tad bit steep ....especially for cartage of furniture/boxes, etc ...
