Most smaller banks with only a few branched will portfolio their loans. This means that they currently have no intentions of selling the loans. In my experience (20 years) these loans are never sold. ON occasion a small percentage of under performing loans will be packaged and sold. At the onset of negotiations you should ask what percentage has ever been sold. Often this number is under 2%.

TLC is right about the industry. I opened a service years ago to serve existing clients. It was the most unsavory bunch of people I've ever dealt with. ALways go to a bank. Never go to a broker.
