Can't you avoid these games by being pre-approved for the loan when you are house shopping? When we were house hunting the market was so favorable to sellers that they wouldn't even consider a contract unless you were pre-approved, and the agents wanted a copy of the approval and would confirm it with the lender.

One mistake we made was not realizing that the locked in rate was only good until we had a contract - we backed out of one contract and then we lost the lock in rate as a result. Maybe we got screwed. But the house really had problems, there were modifications done that were not up to code and it would have cost a lot of money to remedy the situation.
