grace...apparently you know the "secret" of how to profit under a federal subsidy program.... wasn't intimating any altruism....i've got friends who basically buy burn outs in the inner city, rehab enough so the toilets flush for the inspector, throw up a lot of paneling and dropped ceilings and rent away....it's a gritty game, unfortunately that must be played in a less then ethical fashion......the attitude is let the tenant trash it....sad, but true...... ed a.
