Jeffrey and all, one of the REITs that I monitor is Washington Real Estate Investment Trust (WRE). Since I haven't been on this thread before, I don't know if any of you follow WRE. It invests solely in the Washington, DC area and has long term FFO growth of about 12 percent annually. Yield is over 5%, and it is considered one of the five most conservatively managed REITs. Dividend has increased every year for about 34 years. I grew up in the DC area and know some of the management here. They stick to what they know, keep debt levels very low, and seem to be an ideal investment in a market where everything else is vulnerable and where interest rates are likely to drop further. If any of you follow this stock, I'd be interested in your comments.
