I live in Tampa and have witnessed this explosive growth of high scale apartments. I live in a community with 200k- 1 mill homes. My home in the mid range has appreciated 45% in 3 years and homes sales under 500k remain robust. Average time on market is 11 days. The higher in homes 600k + I noticed 1 in 5 are for sale while jogging the other day.
