Thanks for the geography lesson..but i do know where Tiburon is, some of my old clients live there.
But you sound more like your from Oakland.

But whats your point?..if you think real estate is going to continue to go up i suggest you buy.

The real kicker is seeing all those empty nice homes on the Presidio and Fort Baker(next to Sausalito), courtesy of your tax dollars. There was one nice empty home on Murray Circle on Fort Baker that was appraised by the General Services Administration at a fair market value of 2 to 4 million dollars, and it's just wasting away. National Park Service has 'em now, and doesn't have the money to upkeep them, so the homeless break in and use them. (Can't say I blame the homeless ... those homes have water and electricity, and just sitting empty).

Hub city? You're thinking of San Rafael.
