The mfg homes, I'm told by the manufacturers, are designed to be permitted on all 50 states.

I looked at one for a guest house of 1200 ft, at $40k to start with... and $95k with upgrades; then completion of all sitework etc. it was $150k. I decided to get an architected house, for $3k in architecture fees, and (maybe, we'll see in a month) 30% higher construction costs, to about $100/ft.

If I could find a steel builder, I would do that, since steel lasts centuries, instead of decades...
