If it's an investment only by way of payment in kind for rent or TIs, I wouldn't be too cheerful about the situation. The reason the stock ends up in an LLC probably has more to do with the limited types of assets a REIT can hold (and limited management activities it can undertake) and preserve its tax status, than a conscious strategy to put together a BT portfolio. Still, I do see how this hidden value might go unnoticed.
