I wish that whenever you detect that I sound smug you would let me know. Smugness is always an infallible sign that the markets are on the verge of going exactly the opposite way from what I think they should be going.

Used to be it took euphoria to do that. Now smugness works. <g> Or is it smugitude?

HammerHouse was quite a sight, but it didn't really fit with the area IMO. My wife and I lived in Fremont for some time and used to frequently climb Mission Peak which is directly above that neighborhood--the thing was vacant for several years. There used to be a small winery around there too--now million dollar homes that would go for 500k anywhere else. I rent, I just couldn't stomach the debt...
