Simba, What are your thoughts on the credit quality of the mortgage borrower? Hasn't the lower rates brought in a lot of sub-prime borrowers? Best, MB

"Assuming these numbers are representative the 21 year average of 4.8 % for the USA is not too much higher than the 21 year average inflation rate ( even the govt. reported one)."

It seems to me the average house has grown larger too so on a per square foot basis property has done even worse.
