Jim i'm thinking Real Estate and housing will be good for the next 8 yrs, the rest of this decade. Infact i'm going into it, sales, etc.

Prospect of higher rates can't be good for the builders. They look like they are breaking down.

Homebuilder and mortgage banker NVR (NVR: news, chart, profile) announced after the close Friday that its strong first-quarter performance leads it to expect 25 percent earnings growth for 2002 over last year's $24.86 per-share earnings, which would be about $31.08 per share. Currently, three analysts reporting estimates to Thomson Financial/First Call project an average of $30.18 per share for the company in 2002.<<

I think Damn good chance it'll trade over 400 by maybe July - Aug
