Hi Kerry, you may be correct about the skewing of data. I do not have a feel for what you pointed out. You are certainly right on the lack of credit card option for retirement.

I believe equity in a home will be pretty liquified and vaporized by then, by combination of refinance and shopping, and by the building of more homes for less buyers.

I suppose the 'reverse mortgage' insurance industry will be a booming business, but may tend to depress home value if they manage to work out some hedging magic (as in gold industry). The key is demographics. Do not have a feel for the key.

Given that folks are living longer but has more problems, and taxes will have to rise given WAT and whatnot, the aggregate financing already in place for retirement is not enough, especially if the Japanese want to retire as well on what they have in the US, causing interest rate to rise sharply, and then there is always the stagflation possibility to do more damage.

I do not like what I think I see, namely a void within a vacuum.
