In the last BoomBust Cycle, when I bought the house (before the Bust),
we signed everything on the contract in the agent's office,...., and
casually, the agent brought out another form,....oops, this little form
is not important, but required by law (to cover the ass), please sign just
so that you know we (the agent/ agency) represented the seller thru out
the WHOLE PROCESS !!!.

i don't think the argument is being made here that anyone expects another to look after their interests..

quite the opposite, the argument is that ANY commissioned sales person has a potential conflict of interest...

and as i pointed out in my scenario, it's not just the buyer who has to beware. the seller needs to be educated from an independent source as to the value of their property and not simply rely on the broker.

and i'm not going into extreme excesses wrt valuations...but simply "within the margin" of "comparable" sales. which still can amount to 10's of thousands depending on the property

and while a good real estate agent will do whatever he can to get the best deal for his listing, no one will ever convince me that they aren't also concerned about aggregate sales....and that's where i think there can be some questionable influences.

LOL, because Grace, not everyone hangs out reading about realestate! What about first time buyers??? Agents can be pretty tricky when trying to get 'both ends' of that commish!
