"comparable" sales a matter public record.

as others have pointed out the value of a property lies in what other a willing to pay...

you may have a property that could demand a premium on the basis of comparable or less if in non marketable condition...

admittedly i assuming a certain amount of intelligence on the part of the seller to collate information and come up with a reasonable expectation.

hopefully, the "well trained" broker will confirm ones own research....

and i would also recommend that someone "market" their property to at least 3 agents and let them compete for business just like i would any other contractor. it won't cost you a thing.

now..should i offer you a glass of water with that?
