Got it. Go with something that has the highest probability in terms of outcome.

Just did a refinance at 6.25 % with zero cost and title company would not even return phone calls in spite of fact that I was their client. Simple reason - too busy with too many clients. Does look like some sort of bubble.

But then Mr Greeenspan would say that housing bubble do not happen at national or international level. They are usually a localized phenomenon and so can be dealt with quickly. Plus he would say it takes quite a while for people to sell and buy houses, a high turnover time and lot of paper work. Not like stocks that it can be done with a mouse click. He actually did say that and I read it somewhere except for that mouse click (that was my input).

But this time I will go with marginmike. Enough of it.
