Hey rich, I built a house in '93 and the cost (including lot) was 210,000. I sold it last month for 652,000. I think my return was a little bit higher than 6-7%. It depends on 3 things; LOCATION,LOCATION,LOCATION.

rich...I can't speak for Ish. Generally the returns I have been experiencing are 20% to 40% all costs considered.
