No, it is the "douchebagiary effects" of people who all think that real estate only goes up that are the reason real estate prices are up 20%+ YoY in much of the country.

i guess the "deflationary effects of the Chinese economy" are the reason real estate prices are up 20%+ YoY in much of the country? and i guess that's why the median CPI is around 4%?

This site indicates that CPI growth from August 2001 to August 2002 is more like 1.8%. Don't know where you get median CPI or why it should be more important than US average. As far as real estate, that is something that isn't being exported from China.
