I don't have to see their books. All I have to do is drive thru neighborhoods (which I do all the time) and look at ads (which I also do all the time) to see who's getting the business. In my immediate area, it's still the same 4 or 5 top big firms.

And of course, everyone makes "concessions" sometimes. However, I should point out that around here, when one lists an expensive home, one is expected to place very very costly color photos and ads in a variety of glossy publications that the seller will read--if he doesn't see his home in there along with the others, he will bitch, believe me. Heavy expenses are involved in marketing all homes, anyway, regardless of pricetag--just think what it takes to print up color brochures for each house and hand them out by the hundreds.

The computer and color printer revolution has driven up the cost of doing business by quite a bit, and one agent's marketing materials have to look just as good as the next agent's or he isn't going to get the seller to list with him.
