Well said. I could refer you to a huge real estate investment site on the internet where the wise and the sharks reside, but I won't. Better to learn it on one's own, if one wants to become a truly professional "real estate investor." To be otherwise is to commit financial suicide, given the amounts of money involved.

But I will say this....if the market seriously declines for residential property, the sharks are ready with plenty of cash to take advantage of it. And if any small builders fail, the big ones are ready with cash in hand to take advantage of any buildable land they own and want to get rid of. They did that in abundance during the last real estate downturn, and that's how they got where they are today.
