if the market seriously declines for residential property, the sharks are ready with plenty of cash to take advantage of it. They did that in abundance during the last real estate downturn.

This is a peculiar comment coming from the person who has repeatedly claimed that real estate is a risk-free investment that never goes down.

You're a dishonest person completely lacking in integrity. I'm sure many clients have already pointed this out to you.

The state of Virgina obviously takes a casual attitude regarding the ethics of real estate agents. In California your license would have been revoked long ago.

For once you are making sense :) I didn't think I'd be agreeing with you... Sometimes you seem to be saying real estate only goes up. Here you mention the coming bust that I am looking forward to... Maybe by then I can learn enough about what to buy but without hands on experience it would be hard still...
