If I want to use a deep sea port, I have no choice but to go to one. If I want to use broadband, I could choose to wait for it to come to me. Big difference if you are looking at the impact on population dynamics and real estate values.

I get your point, an I think we have seen an effect on RE thanks to broadband but it may be more complex than your initial statement.

Broadband enables the outsourcing of routine technical tasks to india- these people no longer have to live in silicon valley and the RE market in silicon valley is depressed as a result. Particularly apartment prices which are down 50% from peak.
