The Canadian dollar stays around 63 U.S. cents because we have a huge financial deficit, paying dividends to U.S. investors balanced by a large trade surplus so there is a rough equality. A rise would disturb that. Our goods would be less competitive. I wouldn't invest in Canada based on a hoped for rise in the C $.

So far as I know, U.S. reits don't return any of the capital so there are no tax deferred payouts. The tax situation is different(better) in this respect in Canada.
