aren't condos a lagging indicator for the real estate market, usually the last ones to move up since buyers stop chasing the higher end homes? I believe you're right. Historically, condos are the worst RE investments, and investors are chasing them now because they've had a great run, and they are more affordable than SFR's. Just like the NAZ in early 2000- everything was being bid up. Idiots are buying at 7 and 8 caps while rents are going the wrong way. Watch how many keys go back to lenders on these deals.
