Once again it's when you buy depends on the rate of return. Just like entry into a trade is everything, bad entry and you get stopped out...

I know of one guy that is retired (45) thanks to his timing in condo purchases in the late '80s. You could by them at auction for $10K, now selling for $100K+... He only has 4 of over 30 at one time, keeping them for monthly income. He has told me he is waiting for the bankruptcies to start in the next 2 years or so and will start buying...

that's true, historically...

what i was getting at in my earlier post was that the boomers nearing retirement may be creating more demand than what has been the historical norm.
