I'm never insulted by you. You are too much fun to be insulting. what a minute, (go back and read my post) I never said housing would stay stable, infact I believe we could very well enter into a deflationary period with housing leading the way. I don't think we are too far off other then rates going up and prices too. Use Japan as an example. I remain bored with the market, because it's boring to watch the endless side move we have enter into, maybe another two years worth, which would fit right into my 5 year prediction of such a move, that was made three years ago. You are right I remain optimistic, I will always be! b
