No- just an investment. I never worked at AOL, although I do work in the industry I have never had any stock options that were worth anything to speak of.

But your points are well taken, if Prop 13 is not an issue then all this is moot. I only know what I see around me, that there are roughly 40% renters who are renting from longtime, nonresident homeowners (when I say long time, I'm talking these people haven't been around for 15 years). But it can always be an anomaly who knows. What I need are statistics.
