OT - Where do you find 'no closing cost' fixed mortgages? I hear about them once in a while, but never find one...

If your going to cash out you'll have closing costs as they effectively have to rewrite the loan as I am told...

I actually think rates are headed lower in the very near term, I am toying with the idea of waiting, my lock will be gone in another week...

BTW my 4.25% 5yr arm 2%yr/6% life rate was based on a excellent credit rating, my broker told me it was in the top 10 that he has seen. So rates may vary...
