What I have seen is that developers would demolish a $400k ranch to build a 3000 sq ft colonial and market it for $1M.
From what I can gather, the new colonial probably cost less than $300k to build.

downpayment grants for what would certainly be deemed "high end" (if price is the guide) homes?
