You make good points...they are usually the ones that my critics bring up...I don't know how to answer them all and I don't pretend to have the answers to a system that is so broken.

yeah, but aren't you in the mortgage business? Prop 13 is middle class and upper class welfare, which of course benefits the mortgage business. if you don't think so, just talk to all the people in Austin who pay 50K a year property tax because they live in 2 million-dollar homes. then talk to the people in California who pay 2K a year to live in similarly valued homes. you will notice that one group is receiving state welfare for the rich.
