No John, I haven't been predicting the demise of the real estate market for 5 years...at least not a date or time. I've just been telling you what's been going on, that it's getting ridiculous and why. I'll never pretend to be able to call the top...only that there will be one. Or maybe we level out and slow grind down for years like Japan. Or maybe trees to grow to the sky and pigs can fly. Years ago I told you how and why people were flipping houses for massive tax free gains. First you were taken back by it...then you said it won't last. It won't but it sure has gone along further than what I thought it would too. I bring up the tax free capital gains of up to $500k on the sale of a primary residence, every two years (and it's pro-ratable) SIGNED buy Clinton because I get tired of hearing how only Republican tax breaks are a "gift to the rich". You'd be surprised how many people don't know that their neighbor, a millionare just cashed out of his house for $500k tax free. When I mention it I usually get a dumfounded, deer in the headlight look from the Bush basher. They have no retort. Jim
