Probably explains the 15 unsolicited phonecalls the last couple weeks I have received asking me to refi. Hope we bottom ticked our rate.. got it about 5weeks ago but not from some cold caller.

I just refinanced into a 15 year note. I locked rates on June 16. Same lender, same loan would cost me an extra 1/8 point to get a 1.125% higher rate six weeks later.

Timed the loan almost perfect, but I missed a bet not taking Jim's advice on the Juno fund.

CTX a homebuilder was a good play this morn off the 10 DMA, Ran to resistance at the 20 DMA. At some point real soon that trade doesn't work anymore.
