Many new threats to Office REITs --

1) Sending white collar work offshore.

2) The practice of 'hotelling' office workers who spend much of their time in the field

3) The spread of Wi-Fi, making it possible for people to work almost anywhere...like a coffee shop. You could meet your insurance agent in a coffee shop, and avoid paying rent ...wait - didn't this already happen ?

Lloyd's of London started in a coffee shop.

Yes I agree there.

I'm more leery of residential actually especially with TO exposure. From what I see the condo market is the area that has seen appreciable speculation this RE boom ( unlike housing in general) and that may / is having an effect on rental prices and supply.

Housing itself continues to draw more marginal buyers into the market, my homebuilder client is doing gangbusters but prices are appearing stable and not too bubblisious, rates look to come down (New equilibrium Jay for the USD / Loonie .. for now ;o).

I still think they are all too high the REITS for now but I think that of energy trusts too with yields in the 13,14 and 15 % range at these energy prices what is out of whack ?. It's different this time.... LOL well at least for a little while...

Your Corio is interesting uk.finance.yahoo.com and uk.finance.yahoo.com , going up 5% in one market and 2% in the other exchange, plus ...

... multiple time zone trading, steady-eddie Europe, real estate, OK currency base, and OK yield. Hmmm ...
