Yes. U.S. is hurting...but don't fight the FED, ALAN keeps telling you houses are not expensive and they will say it again. Fed had been pushing the only real growth sector for a couple of years. They know with an aging population that immigration that we can still affort makes the home boys cheap.

I remember over 2 decades ago an existing home would spend about 2 years before being sold. A decade later it took about a year. Have a decade ago it was 6-8 months and today...existing homme inventory has been between 3-5 month before sale. Geez. less than in a month in my city.

The point being is that this is a very long term cycle and the hombuilders do not spec like in the 90;s. From the CC's that I have listended to only about 5% spec and that includeds the models.
