TIF's too strong Jon. Retail Xmas will be strong this year. Over a decade I been doing my regular trek to visit several popular malls here in Silicon Valley and watch the shoppers. I keep track of many things such as what store is doing brisk business and who's not. I talk to managers, and employees. I watch for how full the parking lots are, if shoppers are actually carrying bags, which stores have customers in them. This weekend I was very surprised at the number of shoppers - given it was raining like crazy out here. Let's put it this way. The parking lots were jammed full as if it were Xmas already - it was only the second week in November! Good luck man - Buzzy
