<edit>..ild...I'm curious....how do you know how much all agents are charging in your area?

I would never be in a position to know this or discuss with other agents or brokers in my area how much they charge. Anti-trust, if ya know what I mean?

So if agents don't know what other brokers are charging--except for those who openly advertise their "discounted rates" and make the rest of us wonder WHICH rate is being "discounted"--how does the consumer know?

By talking to one or two friends who have bought or sold? Or some other way? I'd really like to know.

There's also the ever-present question of what services each broker offers for the fee being charged, and if the fee is reduced, which services does the client wish to dispense with in favor of a lower fee?

I, for one, never met a seller who wanted to dispense with all the weekly advertising my broker was willing to pay for. The seller wanted the highest price possible for his house, and he hated to think he was going to get less advertising than his neighbor did. Some sellers consider advertising to be the prime way to sell homes. They're wrong, but you can't change their mind. And they also can't change the cost of such advertising.

ever thought about obtaining a license to get overpaid???? What if I told you agents were overpaid five years ago and underpaid today???.

it's all about perception...
