How do I know? 1. I have friends who recently sold. 2. I spoke with agents.

Some still ask for 6% commissions. Most accept 5% (split 2.5% and 2.5%). Some offered 4.5% (2% to listing agent). I've received flyers from brokers with 1.25% listing commissions. There is assist2sell.com that sells for $5,000 flat commissions. ehomes.com offers full service for 1%.

There are plans that offer MLS listing for a small flat fee.

Most buyers agents gladly split the commission with the buyer, especially if the buyer found the property himself (which is very easy thanks to Internet).

I'm sure RE agents won't be able to escape compression in commissions. As I heard stories in 1999 about taxi drivers becoming Web designers now there are stories about taxi drivers becoming RE agents and mortgage brokers.

Tradelite, now questions to you: how many hours of work does it take to sell a standard tract house or a condominium in densely populated area? What's the maximum number of listings per month can one agent service without degradation of a service quality?

I recently sold my house in S. Cal., and I considered FSBO, but changed my mind when I found a discount broker that only charged a 1.5 points for each side of the sale. As she lined up the buyer, the total commission was 3%, the sale went perfectly smoothly, and she got me my entire asking price. The house sold within two weeks of listing it.
