LOL! Now you're asking questions to which I can only give biased answers.

I don't believe sellers do themselves any great service with this method of selling a home. You're free to do it, however.

One problem this causes is that you open yourself up to an entire world of crazies who haven't been screened by anyone as to their qualifications for buying your home.

Haven't you read all the stories about the drug users who visit houses just to rummage through the medicine cabinet, or the stories about agents who have been murdered while showing houses alone to some deranged person who looked and sounded perfectly wonderful and sincere, or the stories about the gypsies who visit homes and while one distracts the owner with conversation, the other one is upstairs stealing the family jewels?

Be careful out there.

don,

in addition to some of the pointers tradelite has given you, i would also say that you can sell the property without paying full commission by having to resort to FSBO (which i will say in agreement with tradelite can be a hassle)

i've bought and sold numerous properties, and have never paid full realtor fees, i've used buyers agents, my attorney, and real estate agents (with fees negotiated) making my determination depending on the property.

if you have a well priced "sells itself" type of property in fast moving market, tradelite's one time showing agreement approach might be a good avenue of approach.
