XCR, copper pipe & wire is also through the roof, but people don't seem to care much, they just pay up.
As you may remember, my oldest son is a contractor, and he can't build them fast enough.

All people really care about is the monthly payment...

Could the price of lumber dampen the home market? Lumber, at least locally, has gone thru the roof. Strand board that was $8 a sheet earlier this year is now $22. Framing lumber up, etc.. etc.. I figured the garage I built over the summer would have cost me 30-40% more had I waited till now. (Of course I'd be freezing my ass off too)

xcr:

As long as interest rates are relatively low the housing market should remain strong... It would probably take mortgage rates to vault above 10% to have a significant impact on housing sales... As unemployment drops and job stability seems more assured, that steady paycheck will continue to support a strong housing market...

Don't prosecute them, just parade them naked through the middle of town and let them dress on the other side. See how long it takes before people start counting their drinks.
