Well, I live in Fla. We got no income tax, our property taxes even in an upscale community are like 1% and our sales tax is 6%. Never had an estate tax either. What we got IS THE SUN. hehe. Yesterday was a COLD DAY here, I put a little heavier T-shirt on!! Frankly, I'd like to get out as lived here all my life (except for service, education and beginning of career) and I am into offroading and love the trails of the west and even the Smoky mountain area, BUT after travelling and searching for 6 years now I can't FIND ANYPLACE I like that I can even reasonably compare to Fla. cost of living. jdn

is the concept of inexpensive real estate!
I don't have a large portion of my net worth tied
up in my house!


The reason RE is inexpensive Peter, is because nobody wants to live there and RE is plentiful in TX.

I moved away from California to Texas in the 1990's,
and I can tell you that I am MUCH BETTER off in Texas!


Well, I'm not. In TX, salaries are about half as much as CA for one thing. Dell hires new college grads at 25K, are you aware of that? Limited opportunites in VC or other professional fields, and (this is important) real estate is ***not*** an investment in Tx due to the same reasoning you cite!

If you like bugs, fat people and no opportunity to go outside for 9 mos of the year, then texas is the place for you! Damn ugly state.
