Yep, the one-third thing seems to be the rule. I recall becoming positively irate when the landscape company wanted a third upfront yet said work would start two months from then. That would be August, and weather had nothing to do with when they wanted to start the job. They were just "too busy". Saw no reason to have them sitting on my money for two months. "But we usually get that amount." Not this time!

A third when you sign, a third when the sheetrock goes up, a third when it passes inspection. Anything else is asking to be raped, IMO.

By law in California it's 10% or a thousand which ever is least at signing. Pay structure from there on should be spelled out in the contract. Along with a completion date.
