The one think I have learned from reading this thread has been an understanding of why capitalization risk of commercial real estate have gone substantially lower (making the investment more valuable) Aside form overall interest rates going lower and lower of course.... It is the increased risk of owning a "sitting duck" structure.... and the array of new code requierements and higher insurance cost, which makes for higher construction costs, and again, a demand by the investor of better returns. even if interest rates were to move up (which in time they will, but "not for the foreseable future" -ggg) cap rates will not react to that only... the added risk will keep these cap rates lower.... time will tell.... I am going to bed.... ciao Ray... don't bomb anybody....

I know from good source, (and believe me it is real) that at Pearl Harbor, FDR knew the Japanese were coming. They also had the aricraft carriers, out on a "mission", their theory, correctly assumed that their fleet even if crippled; so long they had the aircraft carriers intact, they would retain their power in the Pacific.... a more intriguing truth, however is acknowledged that not only FDR knew of the attack, but further that he provoke the attack The reason for this was that Europe needed the American help, particularly Russia, Rooselvet decided that the lack of support by the American people for a war effort needed to be changed... and so, they needed a reason to be outraged.... and then support entering WWII. so... Now... Why 9/11? In your eyes, what was/is the compelling reason that the "powers that be" needed this sort of disaster and human sacrifice so as to let it happen ? (if not ouright provoked/initiated it too ?) Why. Tell me something that would tie all the speculation and questions without these being wild speculations. Or... perhaps it is that what they are doing with all the "cover-up" and seemingly suspect actions is to simply take advantage of the situation and add to the fear factor fire in order to create their police state.... and get away with a bunch of crap as they seem to be doing... What faction within the US would be interested in an event like this and more importantly why, what are their motives ? just curious... Thanks.
