Chip,

i dont think greenspan will rise rates too quickly...didnt he just encourage folks to use ARMs? he would be sending homeowners to their doom if they got ARMs and then he rocketed the rates. so i think he will try his darnest to raise them gradually. GDP acceleration has slowed too. but seems like nobody talking about deflation anymore.

Thanks for the discussion. I don't know what might precipitate a decline, all I know is I sold a townhouse I bought for 81k two years ago for 15k over the ask of 115k in under 4 hours. That does not seem healthy to me.
