mish, He's right about the income on real estate. A lot of folks are not connecting the dots.

I think Russell is confusing real yields with nominal ones. The main factor in his "10% carrying costs" would seem to be the loss of interest on the house price that could have been invested in a money market or ST bonds. But this is a nominal yield while the rental income (actual or imputed) is real as the house price tends to track the CPI.

Property prices are undoubtedly too high in some areas but not by as much as he says (three times in his example) and not by that reasoning.
